Electro Mechanical Engineering (EME)

EME Stands for Electrical and Mechanical Services in the building which covers Air-conditioning & Ventilation, Electrical & Communication, Fire Protection and Detection, Sanitary and Vertical Transportation system. These services are to be ensured with the help of proper coordination from other departments such as PMD, Design, SCM, Operation, Customer Service, Sales and Maintenance. These inter-departmental dependencies are further explained in the following:
 
EME
1.      BUSINESS DEVELOPMENT
During the land acquisition phase, EME department supplies preliminary EME costs to the Business Development department upon their requirements.
The following data is required from BD team to provide accurate costs:
·       Land Area
·       Type of Building
·       No. of Floors
·       No. of Apartments Per Floor
·       Apartment Size
·       Lift
o   Number, capacity and specification of lift i.e whether passenger or stretcher lift
o   Brand of Lift e.g Mitsubishi / Schindler / Toshiba / OTIS
o   Speed of Lift
o   MR / Machine Room Less
o   Emergency Rescue Device Provided or not
·       Generator
o   Capacity of Generator Whether: Full / Partial Back-up
o   Brand of Generator FG Wilson /  Vibropower
·       Air conditioner provided or not
Special amenities if any: Swimming Pool / Gymnasium / Pool Room / CCTV /Video Intercom

2.     PROJECT MANAGEMENT OFFICE (PMO)
Attend coordination meetings with Architects / Consultants and P & C department regarding preliminary design, Architectural, Structural, and Electrical & Plumbing drawings. During Architectural Drawing Development, EME Department provides the following observations:
·       Load calculation and size of sub-station and generator
·       Checking the space requirements for  sub-station and generator room
·       Checking of earthing boring position
·       Checking  of AC Indoor and outdoor location considering  GAS pipe  route and condense water drain line and future maintenance facility,
·       Checking of all types of EME duct provision (GAS line, fire duct, electrical duct, sanitary duct),
·       Checking of lift core size, overhead, machine room size, pit depth
·       Checking underground water reservoir and over-head water reservoir size.
·       Checking  of drainage system of basement.(Pit Size, Location)
·       Checking of ventilation provision for basement.
·       Checking toilet and kitchen exhaust provision. Also kitchen hood provision.
·       Checking of sub- distribution board, communication junction box location, switch socket location.
·       Checking of geyser location.
·       Checking of solar panel location and arrangement at roof.
·       Checking the lightning arrestor location, down conductor path.
·       Checking of fire hydrant box location and size.
·       Checking of pump room location and size.
·       Checking of water fountain requirements.
·       Checking of communication control room location.
·        Preparation BOQ after getting design & drawing from the Consultant / Architect.
·       Provide EME construction work schedule.
·       Requirements given to P&C department during construction period if any modification required in design / drawing.
3.     CONSTRUCTION OPERATION
·       After receiving final design / drawing from PMD department, initiative is taken to mobilize EME construction work
·       Selection of labor contractor for internal electrification works with rate schedule
·       Supply necessary drawings to site engineers /projects & contractor
·       Provide necessary guideline to engineers & contractors about work procedure & workmanship
·       Supervision of internal electrification work.
·       Supervision of installation, testing & commissioning work of EME equipment including deep tube well, plumbing work after selection of vendors.
·       Weekly meeting with site personnel & respective contractor’s regarding bottleneck of progress of work
·       Routine site visit to monitor the progress of work
·       Giving decision, necessary documents & assistance to site personnel as and when required
·       Coordination meeting with Consultant / Architect during construction period regarding design / drawing.
·       Attend management meeting.
4.     PROCUREMENT. & SUPPLY CHAIN MANAGEMENT
·       Give requisition of materials to Procurement & SCM and communicate with them about supply of the materials.
·       The following items are checked before the requisition is placed.
o   Total estimated quantity
o   Total quantity delivered
o   Present quantity require
·       Give technical schedule / specification, list & BOQ of all EME equipment for selection of materials & vendors such as:
o   Sub-station
o   Generator
o   Lift
o   Fire Fighting System
o   Fire alarm system
o   Electrical geyser
o   Water purification system
o   Ventilation system
o   Switch & socket
o   LT cable
o   Circuit Breaker
o   Water Transfer Pump
o   Submersible Drainage Pump
o   Sub Distribution Board
·       Checking of Technical specification of equipment & material after receiving CS from Procurement & SCM (Quotation collection & CS done by Procurement & SCM)
·       Coordination meeting with Procurement & SCM & different vendor regarding technical issue & give necessary instruction if required.
·       Final checking of technical part after selection of vendor & material
·       Give observation & necessary assistance to Procurement & SCM if required
·       Further checking of Technical part of work order before issue.
·       Checking of L/C documents of EME part for imported item
·       Checking & giving approval to requisition before purchase of material.
·       Coordination meeting with procurement & SCM and site personnel for smooth supply of material.
·       Submission of contractor’s bill to accounts department after checking.
·       Provide necessary assistance to A/C department as and when required
5.     SALES & MARKETING
·       Provide necessary drawings / documents as and when required
·       Provide EME costing if required
·       Provide necessary assistance as per requirements.
6.     AFTER HANDOVER MAINTENANCE
·       Give necessary preliminary guideline to maintenance team.
·       Give necessary support & assistance to maintenance team.
·       Give technical solution to maintenance team if any problem arises.
